<p>The high and low are the two most important reference points for a given trading session. The high is a reference point for those who bought out of greed thinking that they were missing an opportunity. Similarly, the low depicts selling out of fear thinking that they would lose by staying in the long trade.</p>
<p>Pivot Points Analysis depends on a number of mathematical formulas that are not very complex but that use these three important reference points the High (H), Low (L) and the Close (C).</p>
<p>Unlike the stock market or the futures market that has an official open and close, forex is a 24 hour market with no open and close. We can take the N.Y Bank Settlement Time of 5:00 PM EST as the close of the day and 5:05 PM EST as the open of the next day while calculating our daily pivot point levels. Most of the time, we need to calculate only up to S2 and R2 and S3 and R3 levels would not be required.</p>
<p>R3 represents extreme bullishness in the market usually caused by news driven price shocks. R2 level is where the market usually experiences significant resistance and this level provides an exit target for long positions. In bearish market conditions, prices will tend to come close to R1 but most times will fail.</p>
<p>Similarly in a bullish market S1 is important while in a bearish market S2 is important. S3 rarely comes into play and is only effective in an extremely bearish market caused by a news driven event.</p>

<p>That said, we should use these mediums to put out praise as well. I just left an NJIT (New Jersey Institute of Technology) conference for their incubator program where the latest and greatest in technology and biotech got to pitch their companies to angel investors and private equity firms. There were some pretty reputable companies their and investors that could pay off the deficit of a small country with their signature on a check. I was there looking at a company with a unique EKG technology that will revolutionize emergency rooms everywhere but that will be in another blog if we cut a deal; back to the conference.</p>
<p>We&#8217;re sitting in a room packed shoulder to should, no seats available just standing room by the door then a guy comes in, walks into the seating section (people waited in line for an hour for those seats) with his assistant, the people in their seat looked at him, he looked back and they moved and offered him their seats, then two minutes later, one of the owners of a pretty large hedge fund brings him coffee. Um, can you say strange?</p>
<p>As it turns out, this was James Scott the CEO of Princeton Corporate Solutions, absolutely the creme de la creme of international strategies and IPOs. The reason everyone was kissing his backside was because he was there to pick a company to spearhead legislation for his political clients. Their firm is unique as part of their process is to find promising but underdeveloped companies and blast them into super-stardom with capital, structuring and organization and IPO and getting his clients built directly into legislation, bills that are in the process of raising votes and awareness to be passed as laws and regulations. He can make or break a company, hedge fund or politician over his knee like a twig. He was the personification of power. His presence made the room vibrate with his influence. I couldn&#8217;t take my eyes off him. It was pretty awkward as we were all staring at him whispering.</p>
<p>20 minutes before the conference was over he got up and left, I guess he didn&#8217;t find anything he liked but the funny thing is, half of the players in the room got up to chase him down the hall to initiate contact. It was nice to see that the people that everyone was trying to sell and impress still have to do some butt kissing of their own to keep climbing the circles of influence within their industry.</p>

<p>As we said previously, the pre-foreclosure is affected by a Notice of Trustee Sale. The Notice of Trustee Sale serves as public notice of the mortgagor&#8217;s intention to take possession of the home from the homeowners or to market the home through an auction. If there are other entities that possess some sort of interest in the property, such as contractors, homeowners associations, other mortgagors or county assessors, they too have the right under law to foreclose on the home too.</p>
<p>When the owner has been notified of the Notice of Trustee Sale, they are considered in &#8220;pre &#8211; foreclosure,&#8221; status. For Tucson foreclosures, the home cannot be sold or auctioned until a minimum of 90 days have passed since the Notice of Default is issued. This permits the homeowner a window of opportunity to renegotiate their mortgage and modify their loan, become current on their missed mortgage payments, or negotiate a short sale and stop any further foreclosure action.</p>
<p>Any homeowner facing a pre-foreclosure or foreclosure scenario should consult with an attorney to identify all legal ramifications and consequences. A bankruptcy filing can sometimes postpone a Trustee Sale but again legal advice is highly recommended.</p>

Is it not the case that if you read it in print, in must be true?</p>
<p>On July 30, 2009, a series of significant regulatory shifts occurred with the federal enactment of the Mortgage Disclosure Improvement Act (MDIA) and the Housing and Economic Recovery Act (HERA). Borrowers are given a Truth in Lending and Good Faith Estimate when applying for financing for a home loan, this document will be changed by the passing of the new laws.</p>
<p>That it offers a buyer or borrower additional time to review their Good Faith Estimate and Truth In Lending brochure turns out to be the only positive in this new Federal Law. The new law gives the borrower 7 days to read over the papers in case they were not familiar with the particulars of their mortgage like the Annual Percentage Rate (APR), fixed rates, variable rates and scheduled payments. Unfortunately, many borrowers are indeed uninformed when it comes to the terms of their borrowers agreement. Most buyers including myself had somewhat vague understandings when signing all these mortgage documents.</p>
<p>You would have to wait at least 3 business days before you could close escrow on your new house, if the Annual Percentage Rate, or APR, changed by either up or down 1/8% during the period that you are waiting on your loan approval. If Title fees change this also triggers a change to these mortgage documents and the 3-business day process starts all over. If the buyer does not &#8220;lock&#8221; their interest rate this scenario could very well happen.</p>
<p>The waiting period begins again, if the loan type changes from &#8220;Fixed&#8221; and &#8220;Balloon&#8221;, &#8220;Fixed&#8221; and &#8220;ARM,&#8221; a conventional loan including Mortgage Insurance and a conventional loan that does not include Mortgage insurance, or the type of &#8220;ARM&#8221; (Interest to Amortized, 3/1 ARM to a 5/1 ARM).</p>
<p>It would seem that many of these rules are instituted on a whim. Does anyone consider the domino effect or possible consequences these new laws might have on the housing industry? &#8220;Time is of the Essence&#8221; always remained the most critical saying in real estate. Since most banks have taken over many homes on the market, this phrase has been totally abused.</p>
<p>With escrow closings currently taking anywhere from four months and upward , some may think there really is no harm in tacking on an additional few days. This new law will doubtless interfere with the closing date of the purchaser&#8217;s new home, as the greatest challenge lies with title fees constantly changing while interest rate locks are typically only available for 30 or 45 days.</p>

<p>A title company is a very important part of the transaction and is there to protect both parties. So what are we referring to when we discuss protecting the parties? They will actually guarantee the parties that you have what is called a clear title meaning the new owner will get the title on the property free of liens or and other clouds on the title. Unless a title company is able to produce a clean title report, such a cloud over the deal can cause the purchaser to walk away, unless of course the title company is capable of clearing up and guaranteeing the title for the buyer.</p>

They also take care of all of the signatures for both seller and buyer. <p>Once all parties have signed and the loan documents go back to the lender for funding then it all comes back to the title company again for them to send it out for actual recording which officiates the transaction and puts the home in the name of the buyer and pays off the current loan and attaches the new loan to the property. Finally, the title company obtains the monies from the purchaser for the closing costs as well as down payments, and then they turn over all of the monies to the seller, after the home has been fully registered and the sale closed out.</p>
<p>A vast number of such title companies have gone out of business or had to reduce the numbers of offices that they maintain in the present housing collapse, and yet consolidation is not uncommon in this type of market. Your best option is to find a title company that has been in business for a fairly long time. If a house is owned by a bank, then the bank typically goes with its own title company which it typically utilizes for all of its home sales, although the buyer usually gets the privilege of selecting the title company of his choice.</p>

<p>Eleven different floor plans exist from which you are able to choose when you are seeking to purchase a new home. Prices vary from $159,900 to $235,900, with sizes starting from 1,071 square feet and up, including two bedrooms, two bathrooms, and coming with an attached 2 car garage (the Casa Clara model) up to 2,212 square feet with three bedrooms, 2 bathrooms, and coming with an attached 2 car garage (the San Carlos model). Home exteriors are done in neutral colors, intended to blend into the encompassing desert landscape. All of these houses possess one story, a great room, spacious floor plans, a covered patio, concrete tile roof, a great amount of natural light, and a landscaped front yard.</p>
<p>Including among the greatest views of the Casa Grande Mountains and surrounding desert, Mission Royal includes numerous standard amenities. <p>Although Casa Grande is a rural farming community, it&#8217;s rapidly expanding, and 35% of the population is over the age of 45. In the downtown section, there are 18 parks in the vicinity, four golf courses, an archery range, a public pool, two museums, a workout facility, two senior centers and some delicious restaurants. One negative thing about the community is that it has more crime than is typical.</p>
<p>Summers in Casa Grande will live up to Arizona&#8217;s reputation, with temperatures passing the 100 degree mark in July and August, but the winter temperatures will drop to just the 50s and occasionally 40 degree mark. Rain is usually less than an inch most months, and the sun will shine about 90% of most months. During summer monsoon months you might see 60% humidity in the mornings, but by afternoon it&#8217;s usually down to none.</p>
